Stonemont secures 310K SF lease at Stonemont Park 75 South

Stonemont, an Atlanta-based private real estate investment firm specializing in industrial development, acquisitions and net lease investments today announces the signing of a 310,699-square-foot lease at Stonemont Park 75 South in Locust Grove, Georgia. The 903,201-square-foot, Class A industrial development, which was developed with joint venture partner Compatriot Capital, Inc, spans three buildings and was delivered last summer.

Stonemont Park 75 South includes three single-load speculative warehouses conveniently located off State Route 42. Building A is 239,837 square feet, Building B is 538,919 square feet and Building C is 124,945 square feet. The buildings feature clear heights varying from 32 feet to 40 feet and a total of 315 trailer parking stalls and 587 car parking stalls. All three buildings contain speculative offices, warehouse lighting, and dock packages in place to facilitate quick occupancy. Bilijack Bell, Joseph Rogers and Will Geraghty of Wilson Hull & Neal handle leasing for the property and represented Stonemont in the transaction.

Stonemont and Compatriot broke ground on Stonemont Park 75 South in the summer of 2024, becoming one of the largest industrial projects in Atlanta to start construction at the time. Ware Malcomb served as architect on the project, with Eberly and Associates as the civil engineer and Alston Construction as the general contractor.

Georgia remains a major target for industrial real estate investment activities for Stonemont. Current holdings include five Class A industrial projects, totaling 3.2MM SF and 8 industrial service facilities totaling nearly 3.8MM LSF across the state. Earlier this month, the firm closed on an industrial service facility (ISF) in Mableton, Georgia. Located at 5350 Riverview Road, the 216,400-square-foot facility spans 10 buildings and offers strong connectivity across the Atlanta MSA, with direct access to I-285 allowing for rapid access to I-20, I-75, I-85.
